MidTerm Report


This report requires independent site investigation, research, and analysis.

Location: Winchester, on either side of xyz road. Along this road, from the intersection with Georgia Crossing Road are two forms of land use. A suburb housing development called "Airport Estates" and on the opposite side of the road, toward Winchester, is a large farm field currently (1998) planted in corn.

For this assignment, you are to calculate the relative value of each tract of land--the housing development and the corn field. Value in this case is not measured by sale price but by tax revenue: how much revenue does the housing development generate in property taxes? how much revenue does the cornfield generate?

To complete this assignment, you will need to calculate accurately the size of the cornfield and count the number of houses in the development. You will also need to know how much [on average] each house generates in property tax and develop an average figure for the derivative sales tax revenue generated by the average income necessary to own/rent these houses.

The additional information you need to complete this assignment can be found at the Franklin County Court House in Winchester--tax maps, land plats, etc. Other sources of information may be the 911 county maps, the county roads department, the Agricultural Extension Service office. Some other information is available from the U.S. Census data [online]. There are additional resources that you may discover as well.

You must keep detailed records of your calculations and explain how and by what method you derived your estimates and projections.

Be sure that in your report, you include the following:
--a map/site plan referenced to your essay [must be digital]
--an estimate of the crop yield this year and the farmer's "profit"
--the county/city taxes paid by the cornfield
--the total county city taxes paid by the housing development

Finally, you must include an analysis of your information and a critical interpretation of it: what does your information mean and what does it imply about taxation, development, farming, etc.

Format of the report: you must submit the report in digital form--as an email document with attachments for the actual report plus the images you use. The report must be submitted to   smithclass  , not to gsmith.

The report is due by midnight, Wednesday, October 7th.
